Under the direction of the Admin Contract Services Supervisor and Construction Project Management Supervisor you will be responsible for implementing preventative maintenance schedules/work orders, plan and document commissioning and routine equipment inspections. Ensures that all equipment requiring regular maintenance is properly scheduled within a computerized preventive maintenance system. Assist in the management of service contractors and consultants including tendering, service monitoring, site orientation and quality issues. Assist in developing and monitoring procedures in the operation and maintenance of all types of building equipment.

Responsibilities:
- Receive service/demand work requests from customers, conduct initial priority assessment and expedite high priority/emergency responses. Notify Supervisor and Project Team when priority schedule is in jeopardy.
- Maintain and update the Computer Aided Facility Management (CAFM) databases to ensure corrective and preventative maintenance tasks and demand work requests are properly issued, recorded, monitored, and updated in a timely manner.
- Demonstrated ability to comprehend, develop, expand, and implement extensive preventive and predictive maintenance programs consistent with Reliability Centered Maintenance (RCM) principles.
- Contribute to the development and maintenance of procedures and processes required to effectively operate the Facilities Management System.
- Assist in planning and scheduling preventative maintenance activities.
- Work with Project Coordination Team as required.
- Issue preventative and demand work orders to Coordination staff, contractors, and property managers including relaying relevant technical information or clarifying information as required.
- Prepare monthly summary reports of demand and preventative work orders for each operational area.
- Assist staff in conducting analysis of service/demand work requests to identify repetitive breakdowns or failures of system/equipment.
- Prepare purchase requisitions, service entries, visa and cheque payments for goods received and assist with the proper account allocation for the timely processing of service providers' invoices.
- Maintain various filing systems for maintenance records, equipment data, correspondence, procedures, and manuals.
- You must be self-motivated and possess strong analytical, organizational, interpersonal and communication skills, and an aptitude for customer service.

Qualifications:
- Grade 12 education plus a related apprenticeship with a minimum of two-year facility related experience, having a strong mechanical aptitude to satisfy all requirements of the position.
- Possessing a valid minimum third-Class Power Engineers Certificate of qualification will be considered an asset.
- Knowledge of, and experience with diesel back-up generators systems will be considered an asset.
- Knowledge of, and experience with, the development of computerized preventive maintenance programs.
- Plan and produce work orders and schedules for equipment requiring maintenance and provide work packages to work crews (creating GANTT charts & Maintenance Schedules).
- Demonstrated knowledge and ability to work with various Building Management Systems (BMS) computer software such as Niagara 4, Honeywell Excel Building Supervisor, Honeywell XBSI Integrated and Zone All Starcom Systems, General Electric TLC Computerized Lighting Control Systems.
- Technical knowledge of heating, ventilation, air conditioning, plumbing, electrical services, fire systems, and general knowledge of building envelopes and grounds maintenance.
- Experience in development of commissioning procedures, reading, interpreting, and verifying contract documents (drawings, specifications, and submittals) required.
- Willing to update technical knowledge in keeping with changing technology and processes.
- Familiar with and adhere to Manitoba Hydro Safety Manual and other safety practices and procedures.
- Demonstrated ability to analyze situational conditions, recognize procedural variations and apply appropriate resolutions related to building maintenance procedures and processes.
- Demonstrated ability in the use of personal computers and Microsoft Office Suite including Outlook, Word, Excel and
Access with demonstrated keyboarding skills with speed and accuracy.
- Capable of communicating in a firm, tactful and courteous manner with customers (internal and external) while exercising good judgment by direct contact, phone, and email communication.
- Ability to accept and follow written and oral instruction with a minimum of supervision.
- Must be self-motivated, service oriented and willing to expand knowledge required to meet the changing needs of the work environment.
- Must be available and able to travel across the Province of Manitoba as required on a project-to-project basis, which may include aircraft.
- Possess and maintain a valid Province of Manitoba Driver's Licence (Class 5).

Salary Range
Starting salary will be commensurate with qualifications and experience. The range for the classification is $31.16-$43.09 Hourly, $59,700.16-$82,573.92 Annually.
